Commercial renovation has a different rhythm than residential. The schedule is driven by lease dates, the landlord, and revenue. A retail tenant losing a week of sales costs more than the trade overtime needed to avoid it. A clinic opening a month late may push a hire-and-fit-out cycle out by a quarter. Revohouse runs commercial projects on the same one-project-manager principle as residential, and we plan the schedule around your business calendar, not the other way around.
What we handle
- Pre-lease scope and feasibility — we walk the space before you sign so the surprises are known
- Architectural and interior-design coordination, including landlord-required drawings
- Mechanical, electrical, and plumbing scope sized for commercial occupancy
- Accessibility compliance (RBQ Chapter VIII for public buildings)
- Fire-rated assemblies, sprinkler-system modifications, occupancy-load lighting and exits
- Custom millwork and fixturing — retail displays, reception desks, clinic casework
- Flooring and ceiling systems suitable for high-traffic commercial environments
- Network, AV, and security-system rough-in
- Signage coordination including borough sign-permit applications
- Final commissioning and turnover with as-built drawings for the landlord
What it costs
Most commercial fit-outs in Montreal and the West Island land between $60,000 and $500,000, depending heavily on whether you're working from a shell or a previous fit-out. A 1,000–1,500 sq ft retail fit-out trends $80K–$200K. A 3,000+ sq ft office or clinic with full mechanical, accessibility, and network work trends $200K–$500K. Hospitality projects (restaurants, cafés) typically run $300/sq ft and up due to kitchen and ventilation scope.
We structure quotes to match how landlords reimburse TI allowances: hard construction line items, soft costs separated, permits and fees called out. For occupied-space projects we price after-hours work as a separate clearly-marked line so you can choose where to spend.
How the schedule works
Commercial projects vary widely but a representative 2,000 sq ft office fit-out runs: 4–6 weeks design and landlord-package approval, 2–4 weeks permit review, 8–12 weeks on site. We work in occupied premises after hours or on weekends if revenue requires; in vacant premises we shift to daytime work to compress the schedule.
